Trading Standards Guidance to Address Conveyancing

Choosing the right conveyancer can be a difficult process for house buyers and house sellers. A common trait of estate agents is to pass clients on to a recommended conveyancer and then take a percentage of the fee.

According to reports from Estate Agent Today, “32 per cent of home buyers complete little or no research on conveyancers and so choose those recommended by estate agents involved in the transaction”. Additional research by the news outlet also found that “59 per cent of those who accepted estate agent advice and used a recommended conveyancer were unaware that a referral fee was probably paid to the estate agency."

A method of cutting out the middle-service in this transaction is by going straight to a solicitor who can carry out the conveyancing service for you. This allows you to conduct your own research into the solicitor and deal directly with the conveyancer helping you carry out the transaction.

Next month, the Agency Team of the National Trading Standards will be delivering new guidelines regarding referral fees by estate agents. Whilst it is uncertain what the guidelines will suggest, it is hoped that it will generate an improved service not just to conveyancing, but to the property sector as a whole.
