What to Consider when Moving to a New House

March 15 2019

Buying or selling a home is touted as one of the most stressful processes to go through. With so many fees to pay and paperwork to keep track of, sometimes it can be difficult to know where to start. Given our status as a leading property lawyer in Leeds, we have listed a few factors to consider whether you are buying or selling a home.

Estate Agents

When selling a home, the seller has the option to list the property through an estate agent. Typically, the estate agent would charge between 1 and 3% of the total price of the house (sellers only). VAT of that percentage is then added on top of this. An option that some sellers have is listing the property via an independent website however this will mean that viewings will have to be arranged by the seller.

Hiring a residential conveyancer is necessary for house buyers and sellers who require a solicitor to oversee the transaction of a property. Some conveyancers offer a package deal where they will represent you in the sale of your house and the purchase of your next home. When on the look out for a solicitor to act as a conveyancer, it is advisable to use one that is recommended by a friend or family member.

Valuation fee

This is the fee that might have to be paid to the bank depending on the mortgage deal you have opted for. This fee covers the cost for them to assess how much they are willing to lend you for the property.

There are plenty more factors to consider when it comes to purchasing or selling a home.
